Look, this one was a mess when we got it. Old cannery from the 1920s that hadn't seen love in decades. Client wanted modern office space but didn't wanna lose that raw industrial vibe. We kept the steel trusses, exposed the brick, added floor-to-ceiling glass where it made sense. Natural light floods the place now.

Approach: Preserved original steel structure, integrated passive cooling systems, recycled 85% of existing materials

Gastown Heritage Block

Three connected buildings from 1889 that were literally holding each other up. Heritage committee was watching us like hawks - rightfully so. Every brick mattered. We stabilized the foundations, restored the terra cotta details by hand, updated all the guts without touching the soul. Took two years but damn, it was worth it.

Client came to us wanting LEED Platinum. We delivered. Solar orientation, rainwater harvesting, green roof that's become a legit urban habitat. The mechanical systems are so efficient they're boring - which is exactly what you want. Building basically runs itself.

Adaptive Reuse

Strathcona Manufacturing Centre

Former textile mill that sat empty for 15 years. Neighborhood wanted it torn down. We convinced them otherwise. Now it's a mixed-use space with maker studios, light manufacturing, and retail. Those old timber beams? Still carrying the load after 100 years. Don't make 'em like that anymore.

Impact: Saved 12,000 sq ft of embodied carbon, created 45 local jobs, community award winner
